Job Brief

We are looking for a detail-oriented Pre-Purchase Review (PPR) Auditor to join our team. The primary responsibility of this role is to review closed loan file documents and ensure that each loan meets approval criteria and complies with all federal, state, local, and investor requirements. This includes verifying that data in the Loan Origination System (LOS) aligns accurately with the mortgage loan documents.

This role requires a solid understanding of credit and closing documents and a working knowledge of underwriting guidelines for different loan types. The PPR process helps ensure compliance before a loan is purchased on the secondary market.

Roles and Responsibilities

  • Review loan documents for accuracy and completeness using the Pre-Purchase Review checklist
  • Ensure compliance with applicable regulations including ATR/QM, RESPA, TRID, and other mortgage compliance rules
  • Review various loan types including Conventional, FHA, and VA
  • Identify deficiencies and add suspense conditions in LOS in a clear and concise manner
  • Update delivery data in LOS as needed
  • Evaluate key components of underwriting review, including credit, assets, income, collateral, and other required documentation
  • Ensure all conditions are met before the loan is passed for purchase

Requirements

  • Graduate in any discipline
  • 0–5 years of experience in mortgage operations or a related field
  • Strong attention to detail, problem-solving skills, and adherence to deadlines
  • Ability to independently analyze mortgage loan risks and understand relevant legal regulations
  • Good understanding of U.S. residential mortgage guidelines and loan eligibility criteria
  • Working knowledge of conventional and government underwriting guidelines
  • Proficiency in MS Office, LOS systems, LMS, and investor selling guides
  • Familiarity with standard mortgage terminology
  • Flexible to work in both day and night shifts
